The Quick Answer

Where our pricing starts

Siding is priced by the square. One square covers 100 square feet of wall. Here is where our pricing starts:

Home sided in CertainTeed Mainstreet clapboard vinyl siding
CertainTeed Mainstreet starts at about $1,100 per square
Home sided in CertainTeed Monogram clapboard vinyl siding with gable accents
CertainTeed Monogram starts at about $1,200 per square
Rendering of a home in CertainTeed CedarBoards insulated vinyl siding
CertainTeed Cedarboards (insulated) starts at about $1,800 per square
Every starting price includes:
✓
Complete removal of your existing siding (you can never side over old siding, and we explain why below)
✓
Hauling away and disposing of all debris
✓
Owens Corning Pink Wrap moisture and vapor barrier
✓
Full professional installation

The honest number: our average siding replacement this year is about $37,000. That average comes from the 12 siding projects we have completed so far in 2026. It is a small sample and we would rather tell you that than pretend otherwise. It also runs higher than the table below because most of our customers refresh the whole exterior at once: siding plus soffit, fascia, gutters, and downspouts.

A note on who we work with: we stepped away from siding for years to focus deeply on roofing. Now that we are back, we stay selective. We take on projects for homeowners who want the job done right and are willing to invest in custom work. If that is you, we will be a great fit.

Good, Better, Best

Mainstreet, Monogram, or Cedarboards

Mainstreet

THE VALUE PICK

An extremely cost effective way to get that brand new exterior look. The honest tradeoff: Mainstreet comes in a limited range of colors. If one of them is your color, this line is hard to beat.

Starts at about $1,100 per square.

Most Popular

Monogram

THE PEOPLE'S CHOICE

Our most popular line, and for good reason. Monogram is more durable than Mainstreet, carries enhanced wind protection, and comes in a wide variety of colors and profiles, including clapboard and dutchlap in several sizes.

Starts at about $1,200 per square.

Insulated

Cedarboards

THE SHOWSTOPPER

The most beautiful siding we install. Cedarboards looks stunningly close to real wood, and it performs as good as it looks. Every panel is insulated and foam reinforced, which adds R-value, deadens sound, resists impacts, and lays flat by hiding small dips and bumps in your walls.

Starts at about $1,800 per square.

Want board and batten?

We install CertainTeed board and batten too. Non-insulated board and batten starts at about $1,400 per square. Insulated board and batten, part of the Cedarboards lineup, starts at about $2,000 per square. One thing to know: board and batten can only be hung on solid sheathing (plywood or OSB). If your walls do not have it where the board and batten is going, adding sheathing costs about $300 per square.

The Real Drivers

What raises the cost

We would rather you see these numbers now than discover them in an estimate. Here is what adds to a siding project and roughly what each one costs:

✓
Home size. The biggest driver by far. More squares, more cost.
✓
Insulation boards. Adding Owens Corning Fan Fold insulated boards costs about $50 per square. This applies to Mainstreet and Monogram only, since Cedarboards is already foam backed. It is not always necessary and we will tell you when it is not.
✓
Window wraps. About $250 per window instead of standard J channel. A great option if you want a clean, shutter-less look.
✓
Soffit and fascia. About $14 per combined linear foot. Almost every siding project includes this, because new siding next to old soffit and fascia looks half finished. Black soffit and fascia is an upgrade that runs about 22% more than white.
✓
Gutters and downspouts. About $10 per linear foot, and colors other than white add about $1 per foot. These almost always get replaced with the siding. Old gutters on a new exterior are an eyesore.
✓
Porch ceilings. Redoing a porch ceiling in vinyl soffit costs about $80 per square.
✓
Porch beam wraps. About $14 per linear foot.

What homes like yours cost

These are starting prices using our published per-square rates. The math is shown so you can check it. Drivers above add to these numbers.

Home size Squares needed Mainstreet Monogram Cedarboards
Small home (rancher, split foyer) about 10 about $11,000 about $12,000 about $18,000
Average home 16 to 20 about $17,600 to $22,000 about $19,200 to $24,000 about $28,800 to $36,000
Large home 25 or more from about $27,500 from about $30,000 from about $45,000

Remember: our real-world average is about $37,000 because most customers pair their siding with new soffit, fascia, gutters, and downspouts for a complete exterior.

Beyond The Sticker Price

Will new siding add value to my home?

Yes, and this one is not our number. According to the 2025 Cost vs Value Report, homeowners in the Middle Atlantic region recoup 96.3% of a vinyl siding replacement at resale. Few home projects come close to that.

The Honest Answer

Repair or replace?

Not every siding problem needs a full replacement, and we will tell you when it does not. We regularly complete siding repairs, and our average repair ticket is about $2,100, based on 28 siding restoration projects we completed in the second quarter of this year. We only take on a repair if it will genuinely last.

One thing we will never do is install new siding over your existing siding. It is just not practical. Siding materials are not manufactured to be fastened to siding. They are designed to be installed on a solid substrate. Besides, nailing siding over top of siding is literally a cover-up job, and that is not what Bealing is known for. Complete removal is included in every replacement price on this page.

The Consultation

What happens when you book

We do not do high pressure in-home sales pitches. Here is what a complimentary consultation actually looks like:

A professional project consultant walks the exterior with you and listens to your vision.

We design your project in 3D

Our modeling tools let you customize every component: lines, colors, profiles, soffit, fascia, gutters, all of it, on a model of your actual home.

3

The design reveal

In your home, or at our office, whichever you prefer. Come to the office and you get the big screen, every material sample in hand, and printed renderings to take home. All pricing and financing options are covered right there. No mystery, no follow-up pressure.

Payment Options

Financing

Financing a siding replacement is extremely popular with our customers. Half of our customers financed their projects this year through our exclusive finance partner, Service Finance Company, a subsidiary of Truist.

Here is what our customers get with these programs:

✓
Extended 0% interest periods on qualifying programs
✓
Same as cash options
✓
Low monthly payment programs with fixed rates. Your rate will not flip to a variable rate later, which is what a lot of long term traditional loans do after an introductory period.
✓
Deferred interest options
✓
No closing costs like the ones that come with traditional bank lending
✓
No home equity leveraged. Just improved. These programs are designed to add equity to your home, not take it from you.
✓
No early payoff penalties. Pay it off whenever you want.

Common Questions

Siding replacement cost, answered straight

What is included in a siding replacement?

Every project includes removal of your old siding, disposal, Owens Corning Pink Wrap moisture barrier, and installation of your new siding. Most customers also add soffit, fascia, gutters, and downspouts, and those numbers are published above.

Can you install new windows and doors during my siding project?

Yes. In fact, a siding replacement is the only time we install windows and doors. It is the right moment to do it, because the wall is already open and everything gets flashed and wrapped as one system.

How long will the project take?

It varies with the size and complexity of your home, so we will give you a real answer at your design consultation instead of a guess here.

How far out is your schedule?

Our workload is rarely the reason for turnaround time. A siding project needs a lot of different materials, and it often takes several weeks just to get everything delivered. We do not start your project until every material is on hand, so once we start, we finish without stalls.

Will new siding add value to my home?

Yes. Homeowners in our region recoup 96.3% of a vinyl siding replacement at resale, according to the 2025 Cost vs Value Report.

Can you just side over my existing siding?

No. Siding materials are not made to be fastened to siding. They are designed to be installed on a solid substrate. Siding over siding is a cover-up job, and that is not what Bealing is known for. Removal and disposal are included in every price on this page.

One Last Thing

You now know more about siding pricing than most people who have already signed a contract.

If you want to see your home in new siding, designed in 3D and priced with nothing hidden, the next step is easy.
