How Long Does a Roof Last in Pennsylvania?
Most asphalt shingle roofs in south central Pennsylvania need replacing somewhere between 15 and 25 years. That range is wide because the biggest factors aren't the shingles themselves but the ventilation under them, the quality of the installation, and the weather your particular slopes take.
In our work across York and Adams Counties, most of the homeowners who call us about replacement have roofs in the 15 to 20 year range. A well-ventilated, well-installed architectural shingle roof can reach the top of the range. A poorly ventilated one can fall short of the bottom of it.

Lifespan by material
| Roof type | Typical service life | Source |
|---|---|---|
| Architectural asphalt shingles | 30 years | InterNACHI |
| 3-tab asphalt shingles | 20 years | InterNACHI |
| Metal roofing | 40 to 80 years | InterNACHI |
| Flat roof (EPDM rubber) | 15 to 25 years | InterNACHI |
These are typical ranges, not promises. The sections below are about which end of the range your roof is heading for.

What shortens a roof's life in Pennsylvania?
A roof in Hanover doesn't age like a roof in Arizona. Four things do most of the damage here.

Poor attic ventilation. This is the big one, and it's invisible from the street. A hot, damp attic cooks shingles from underneath and rots decking. We see ventilation problems on most of the aged roofs we inspect.
Freeze and thaw. Pennsylvania winters push water into every small gap, freeze it, and pry the gap wider. Ice dams at the eaves force water under shingles that would shed it fine in warmer weather.
Storms. Wind lifts tabs and breaks the seal bond even when nothing blows off. Hail bruises shingles in ways that show up years later.
Sun on south-facing slopes. The south side of a roof commonly wears out years before the north side. If a roofer only looked at your roof from one side, they didn't really look.
What makes a roof last longer?
Mostly the mirror image of the list above. Balanced intake and exhaust ventilation, so the attic stays close to the outside temperature. Correct nailing and flashing at installation, because most premature failures we see trace back to how the roof was put on, not the shingles themselves. And small maintenance done on time: sealed pipe boots, clear gutters, and a flashing repair the year it's needed instead of five years later.

How old are the roofs Bealing actually replaces?
We'll be straight about what we track and what we don't. We don't keep a formal statistic on the age of every roof we replace. What we can tell you from doing this every day: most homeowners who call us about replacement have a roof in the 15 to 20 year range, and by the time they call, the signs are usually easy to see.
Every roof we install is a complete Owens Corning system with a full tear-off. Behind it is the Owens Corning Platinum warranty: lifetime, non-prorated coverage that transfers once if you sell. A warranty is a promise about the product. The sections above are about the roof's real service life, and those are not the same thing.
Is a 20 year old roof automatically done?
No. Age is one input, condition is the decision. A 22 year old roof with good ventilation and clean shingle edges can have honest years left. A 14 year old roof with curling shingles over a cooked attic may not. The way to know isn't the calendar. It's the signs on the roof itself and in the attic, checked in person.

How long do architectural shingles last in Pennsylvania?
Usually 15 to 25 years here. Ventilation, installation quality, and storm exposure decide which end of that range a roof reaches. The published ranges by material are in the table above.
Does a lifetime warranty mean my roof lasts a lifetime?
No. A warranty covers the product under its own terms. The roof's real service life depends on ventilation, installation, and weather. A good roofer will explain both and never blur them together.
Can a roof last 30 years here?
Some do, mostly metal roofs and well-ventilated architectural shingle roofs that were installed correctly and maintained. That's the exception for asphalt, not the plan to count on.
How do I know how much life my roof has left?
Look for the signs in our photo guide, then get an inspection. We check the shingles, the flashing, and the attic, and you get the condition in writing. It's free and there's no obligation.
